The site currently comprises the 6 years vacant White Hart Pub, an MOT garage and an auto repair yard. Neither the pub nor the MOT garage has any architectural value and currently do not reflect any character established within the adjacent John Innes Conservation Area or Kingston Road street frontage.
The site’s boundaries are formed by Kingston Road, Rutlish Road and Merton Park Tramline. Whilst the surrounding streets are predominantly residential, with select educational and care facilities, Kingston Road contains buildings with ground floor retail space and upper floor residential accommodation. The buildings on Kingston Road and adjacent streets differ in height, ranging between one to five storeys.
Following extensive engagement including three previous pre-applications meetings, two public consultations and two design review panel engagements with the London Borough of Merton and Transport for London, the proposals have changed significantly from their initial iteration in 2017 and now represent an outstanding improvement for the area.
